Our price drop percentages and dollar amounts are calculated by comparing the original listed price at the start of the current listing cycle to the current listed price. This methodology has important limitations:

  • It does not account for price changes that occurred off-market or between listing cycles.
  • It does not account for properties that were delisted and relisted at a different price.
  • It does not reflect listing agent pricing strategies or staged price reductions.
  • A large price drop does not necessarily indicate a problem with the property - it may reflect initial overpricing, a change in market conditions, or a strategic repricing by the seller.
  • A small price drop does not mean the property is fairly priced relative to market value.
